What this measures
After-repair value is the resale price you believe the house could bring once the work is done. Appraisers and agents build that from sold houses. This calculator does not.
If three sold houses support $200 a square foot and the subject is 1,500 square feet, you type 1500 and 200. The page multiplies them. Adjusting for a garage, a busy road, or a better kitchen is your job before you type the price per square foot.
Formula
ARV = square feet × price per square foot.
Both inputs are yours. A blank or zero square-foot figure produces a zero result, which is not an appraisal.

Should I use price per square foot from one sale?
You can, and you can also average several sales yourself and type the average. The page will not average them for you.
How does the fix and flip calculator use ARV?
The flip calculator subtracts purchase, rehab, hold, financing, and selling costs from the after-repair value you enter there.
What if the house is not a simple rectangle?
Type the square feet you are willing to use. The page does not measure the building.
