How to calculate ARV

What ARV means

After-repair value is the price you think the house could sell for once the planned work is finished. It is a resale opinion, not the price you pay and not the cost of the work.

People build that opinion from sold houses of a similar size and condition, then adjust for differences. RE Underwrite Lab does not collect those sales. You bring the price per square foot.

Formula

A plain version is ARV = square feet × price per square foot. If you already averaged several sales on paper, type that average as the price per square foot.

The ARV calculator on this site does only that multiplication. It does not search listings, and it does not adjust for a garage, a lot, or a road. Make those adjustments before you type the rate.

Example

Example. A house of 1,500 square feet and a price per square foot of $200 multiply to $300,000. That $200 is an example rate, not a sale this company pulled and not a value for any address.

If your own sales support $180 instead, the same 1,500 square feet multiply to $270,000. The fix and flip calculator then subtracts purchase, rehab, hold, financing, and selling costs from whichever after-repair value you enter there.

Questions

Does this look up sold listings?

No. You type the square feet and the price per square foot.

Is the result an appraisal?

No. An appraisal is a licensed opinion. This is arithmetic.

Should I use finished square feet or every floor?

Use the square feet you are willing to compare with the sales you used for the rate. The page does not measure the house.

Where do repairs go?

Not in ARV. Repairs are a cost. The rehab estimator and the fix and flip calculator are where a rehab budget is typed.

Can I save the ARV?

Not on the public page. Saving a deal is part of the subscription.
